Is realized1031.com Legit?

This is a review of DSTs in general. I've been searching for reviews of DSTs for a while now. To find reviews or information about DSTs before and after being an investor are just about impossible. Which is not right. Also with this I and others should have considered that as a BIG RED FLAG. When investing in DSTs there is so much brokers aren't informing investors at the time of investing. The lack of liquidity at end of cycle is not relayed when investing. When I invested it was several at the same time. I was not informed that the DSTs would cycle out at different times. Or was I informed that upon my death my heirs would not inherent the DSTs funds immediately. My heirs will need to wait till the end of cycle to close out the DSTs. DSTs are said to cycle 3 to 9 years if DSTs are mortgaged. However DSTs without mortgages could go on indefinitely. Without any control to exit the DST, if investor wanted to. I personally would not want to invest in DSTs again. Now I'm stuck in the DSTs. With very limited recourse. Brokers in general will advise an investor to purchase multi DSTs to spread the risk. There shouldn't be a risk if DST are a solid investment as mentioned. But there is risk I'm told and seen with the recently failed DSTs. With multiple DSTs an investor will not be able reinvest into other investments with strong cash in hand as when the investor invested into the DSTs. DSTs will not end of cycle at the same time. Leaving the investor with smaller returns at end of cycle, unlike when the investor purchased the DSTs. In addition I understand the fees at end of the DST cycle are so high that any appreciation could be lost at the end of cycle, leaving the investor with a possible negative return. Am I positive of this no and why because as investors we aren't fully informed of the final fees or of any fees. My input is if I had known more about DSTs before investing my choices would have been different. Thanks for allowing me to write this review. There was much to long a delay in completing the transaction, apparently because of the absence of a member of your team. Otherwise all was fine.

I was happy to help as I will be a user of the tools that I looked at. I think it would help if Russ had a better understanding of the products that Realized is marketing. As it is, the conversation is necessarily more abstract than concrete and my suggestions are harder to implement in that situation

Our transaction was smooth although there could be a tad more communication during the closing to make the experience seamless.

Good access to financial information and track records of syndicators

Amr and his team have been consistently prompt and professional since the beginning. Very knowledgeable, he has done additional work over and above the standard DST-related work that I needed. My situation was very complicated (closing multiple properties and buying into multiple DST's), but Amr really handled it well and helped me to meet all deadlines. When I had questions that he could not answer, he went out of his way to get answers from others in the company. I actually switched from another DST company that I had issues with. I am so happy I did. I know for a fact that the other company would not have provided the service I got with Amr at Realized. This is coming from someone who has worked in the real estate industry for 20 years and who rarely gives out compliments.

In the past 6 years i sold a few of my apartment buildings and then purchased a few million in DST’ s through Realized. The entire team is highly profesional and reputable from start to finish. I’m not the best at record keeping and even after a few years if I have any questions or need some records or financial info regarding a DST , Realized promptly answers all my questions and has always provided any records I might need. I have three investments through Realized. I’m planning on doing a fourth within the next year.My original plan was to sell a number of real estate investment, combine the proceeds, and invest in a single triple net leased property. The timing required by the IRS made that unfeasible. Realized offered an alternative through a DST.Realized’s web site offered detailed information on available investments without having to contact a salesperson. That gave me time to research, formulate my questions, and analyze before speaking to anyone.Very satisfied with my relationship with Realized and the sponsors of my chosen DSTs.

Great service and very helpful to understand the options they had available. David was very knowledgeable and quick to answer any questions we had about the process and also helped navigate the paperwork for accounting purposes smoothly. We are very pleased to have found Realized and our Investments are doing better than anticipated. Two big thumbs up.

I could not have had a better experience with my transactions than I did with Sam and his team at Realized. I'm new to this type of transaction and the whole process was very smooth and easy. My questions were answered quickly and clearly and I had no problems. I highly recommend using Realized for your next 1031 exchange.

I'm not sure if I could have had a better experience. We met on zoom and from the beginning all my questions were answered. I do have a financial background and experience and my questions were about the details. They did everything I would have thought they should. The professionalism was top-notch. From evaluating conservatively to explaining why their selection of investment vehicle fit our situation, not a beat was missed. The follow up and follow thru was timely and appropriate. We had changes to our plan and experts invited from the sponsor. I was impressed by how right on target nearly every step was executed. I would have no reluctance at all recommending the team at Realized 1031. The only thing critical I can come up with is that I was the one that had to inject some humor to lighten the serious mood. The team was all about achieving my goals.

I made my first investment with Realized about a year ago. They are extremely professional and efficient in their service. The variety of properties makes it easy to find the perfect fit for your exchange. Since first connecting with them, I have made 3 investments and each was completed with the same ease as the first. All 3 investments have performed as advertised and I could not be happier with Realized. I highly recommend them for your investment needs.

Realized is excellent in handling 1031 exchange. Their staff are well trained and have good knowledge on what you are exchanging into. I was working with Drew, he is excellent! So far everything runs smoothly.

They were available and knowledgeable to help me (a DST newbie) make the best choices and understand the process. They have also been good post investment to answer questions.

We spent several months researching DSTs and the DST process and were very grateful for all the data, advice and patient answering of our many questions by Jacob and Drew.We recently closed on the sale of our multifamily property and we could not have asked for better service and response during the hectic 45-day window imposed by the 1031 exchange process. We have now closed on multiple DSTs and would not have felt comfortable doing so had we not been able to have some pretty serious questions answered and some very detailed data made available to us. Including one-on-one phone meetings with Sponsors when needed.We have other family members with income property and based on our experiences, they intend to trust Realized with their upcoming 1031 Exchanges as well.

I had a great experience working with the Realized staffs. They made the process seamless. The only suggestion I would make is to improve their web site. I have not been able to download the PPM files from the web site. Since I can't download the file, I have to view the file online, page by page. It is not practical to view it that way as the file is a few hundred pages long. So I sometimes request a copy by mail.

Very good experience investing with Realized. They stepped right in to help me months later when one of the companies I had invested in made an error with my disbursements.
