Very good service helped me move within a week and everything went well. Even with the colleagues their very helpful.
I would not use Poplar to support property management. Sure, you will talk to some local people that are very knowledgeable, but their just the broker/realtor sales team. You will then be put into a shared service support model (Philippines) and never talk to them again. The contractors they have are not qualified, know that all work under $500 is auto approved and take advantage of it. You will have to do things yourself, or find contractors and essentially overpay for a payment and maintenance ticket tool.
It’s terrible company to do Business…They charge you for services without your knowledge or your approval.
I am deeply dissatisfied with the management of my property. After notifying the company of my contractor's scheduled visit, I arrived to find the lockbox empty with no key provided. Most alarming, the back door had been left unlocked for 15 DAYS following their walk-through inspection, raising serious security concerns. Despite multiple attempts to communicate, I received no response from the management regarding these issues. Their negligence and lack of communication have destroyed my confidence in their services. I have terminated my contract and strongly advise others to avoid this company.
HORRIBLEHORRIBLEHORRIBLE- ….If I could award negative stars, I would. ATTN: OWNERSHIP GROUP — Your manager “Athena” is RUDE, and MOST DISRESPECTFUL. Period. Someone called and said they were calling about a condo I had for rent. Mentioned the correct address; asked if I was the owner, to which I hesitantly (and now regrettably) replied, “yes.” I asked how they got my number and they said it was listed (which it wasn’t — it’s obscured). THEY THEN HUNG UP ON ME. Caller ID allowed me to call them back and learned it was POPLAR Homes. I asked to speak to a Manager but there was so much noise in the background and impossible to hold a discussion. I raised annoyance about being hung up on and Manager “ATHENA” told me to deal with it —that it was a Friday and they were having an event. Athena did eventually identify the person who hung up on me only as someone from their “marketing” department. WHAAAT? This is Poplar’s marketing tool — to call and hang up on people???? I asked to speak to upper management and eventually, the OWNERSHIP GROUP and Athena replied, “you can’t speak with them because we’re not managing your unit.” Athena repeated that statement several more times. When I said I would leave negative feedback, Athena’s response was, “you can do whatever you want”. Athena’s attitude was pathetic, pour, and downright rude. I would NEVER ever hire a company that permits, promotes, and applauds such RUDE behavior. Ownership Group- WAKE UP. Your company harasses innocent people and then has the audacity to speak to its potential customer base with such disrespect and disdain. I WILL NEVER, EVER HIRE OR RECOMMEND POPLAR HOMES AND ON EVERY OPPORTUNITY AVAILABLE, I WILL RECOMMEND —AGAINST— USING POPLAR HOMES.
Very bad, they need to stop this business, they can not handle it, it was just stupid, they were not able to rent home middle of the los angeles county for 4 months while the price was Lowes in area ! I learned they had no showing for weeks
It’s terrible company to do Business with they never return your emails or your phone calls. They charge you for services without your knowledge or your approval.They have very pushing sales people.
We vacated our apartment on the 19th day of the month but Poplar collected from their auto-pay the entire month's rent. I contacted them and they promised that the excess rent we paid will be refunded. When no refund came, I started calling them. Each time they responded that someone will get in touch but no return calls ever came. I also sent emails but no response. DO NOT EVER RENT AN APARTMENT MANAGED BY POPLAR!
They manage the home we lease. Require home warrant we can barely get anythng fixed timely bc home warranty also uses 3rf party so ur going through 3 third parties to get anything done. Ive bedn without ac after deemed emergency for 3 days and not even close to getting it repaired in 120 temps heat advisory they expect me just be patient when inside my house with portable ac and windows unit its 85-90 degrees. Their numbers aren’t working and the california numbers say no one available. They ignore emails say they will call back and don’t and if they do end before one ring finishes
They give the owners to much leverage. Poplar is managing the rental property on their behalf, so the owner should only have a say so in, whether or not they agree to allow a tenant to renew a lease. But Poplar allows the owners to determine the renewal increase amount, which in our case our owners want to go up $300 for another year lease which is ridiculous. Poplar should determine the increase rates based on each states guidelines. Otherwise they have not been too bad to deal with.
I’m currently looking for somewhere else to live as we speak. I’ve been living at my current residence for 7 years , poplar homes took over last year. I thought it would be a good thing because I could finally make online payments. And this personally been a “crap” show. Unresponsive workers, everyone is clueless and you have to repeat your issue a million times. Unknown charges being added to the rent. AND PLEASE KEEP ALL OF YOUR MONEY ORDERS /serial number recipes. I have one that shows cashed and they keep saying they didn’t receive it. Scammers I wouldn’t recommend rent somewhere else please.

I own 1969 Fashion Ave, Long Beach, CA, 18 units. I have received no notice from Poplar Homes, but my renters are notified to pay their rent to a dropbox. Phone calls to my management company, Action Management, are no longer answered. There is no one to call to ask what is happening. This sounds like a scam and will be reported as such this Friday, March 17th unless I here from some verifiable reliable source.
Been renting with this janky company for 7 months & every month I’ve put in maintenance request for the same issues. THEY/ THE OWNER LITERALLY REFUSES TO FIX THE ISSUES!! WE HAVE NO LIGHTS IN OUR MASTER BATH!! Each month they send out different electric vendor hoping for a cheaper estimate.. we’ve had 5 different vendors come to “evaluate the problem” TF!!!! 7 MONTHS WITHOUT LIGHTS!!! THIS COMPANY IS TRASH!!!

They outsource to the Philippines but give their call center employees no authority to make decisions are get things done. Been waiting on deposits to be rurturned for weeks now despite havign switched companies and making several requests. GIVE BACK THE DEPOSIT. Delay tactics similar to extortion.
Awful experience. Sibling is moving into their property this morning and is locked out. No calls back, no live person, two of us on hold for over an hour and a half. No 24/7 service for us. Movers standing outside waiting and no answer. Paying for property and no help to get into it for this little family. It's a shame and I'd highly suggest your customer service by addressed. They were very unprofessional contacting me trying to manage a home I already lease and manage fine on my own. I would stay away from this management company as they are very aggressive and assertive and only care about there interests.
Paul did a good job getting the lease renewal completed quickly. Thanks Paul!I would hope though that this process would be more automatic/ initiated by Poplarhomes rather than the owner having to reach out to move the process along. I was told this was supposed to be done within the 90 period before lease expires but No one reached out to me. I had to contact Poplarhomes myself.
They took over the leasing management. Renewal was timely, easy, and stress free. I've had a couple of maintenance issues, they responded extremely quickly. On that note, the owner has always been prompt and considerate as repairs are ultimately up to the owner. I saw a lot of complaints in these reviews that really have nothing to do with the management. If you feel you aren't treated fairly, I suggest you hire a real estate agent when rental hunting and assign them as your mediator. Your experience will change dramatically with a realtor as they typically screen their clients first and landlords and prop management companies know this.
