CROOKED! They had an inexperienced loan office handling my mortgage and dropped the ball last minute about 2 months out from my house being finished! I checked my loan info on the app and there was no info so i went to check in with them and they said my loan officer is no longer with us and have no clue what happened. How is that my fault? Long story short they kept my earnest money and I couldnt afford the extra $600 due to not locking in my rate and not adjusting PMI correctly.
The kitchen circuit from the kitchen kept tripping and thats how we found out water was coming through the kitchen electric socket, and when it rains water come through foundation. KB warranty keeps avoiding my calls 3 months now. Looking for legal advice now after reading similar reviews... now I know I'm not alone in this mess. SMH
I had a water leak that got into an electrical socket so I co tasted the warranty department and they said they’d send someone out. To my surprise,sarcasm, I never heard back from KB again. Countless people have reached out in my little neighborhood for the same exact issues. Some of these people have had water intrusion since moving into their brand new homes and here they are 4 years later still fighting to have these issues resolved. If I were to do new construction this is probably the last company I’d want building my house.
truly regret buying from KB. Nothing but issues with every system, reps DO NOT return calls. Amenity center is less than half of what was promised. Construction has caused property damage to my vehicle and home. Craftsmanship on home is poor at best, loose nails and cracked, broken boards. Terrible company to work with after you sign your papers.
Thing that were supposed to be fixed and never was. Yard not leveled right. Yard floods and being a disabled vet it will be difficult to mow the lawn because of the leveling Fence was put up without concreting posts, as a result the whole communities fences are falling down after storm.
Buyer Beware, sites like Consumer Affairs & New Home Source, KB Home pays these type sites to post. KB Home paid off whistle-blowers, knowing the homes were life threatening, not even close to building code. Gave the building inspectors gifts, to get these homes passed. Won't honor their warranty. Found GUILTY by the Florida Attorney General for fraud & deceptive practices. Stills builds shoddy
If KB would allow you to submit honest anonymous reviews, their ratings wouldn't look so good. First, after you buy your home, good luck. Their people take forever to respond to your concerns. Our A/C went out in the middle of an excessive heat streak and they didn't respond for three days. (Also, have had A/C issues several times and now, less than 4 years later, needs a new compressor.) The paint job is terrible even after being told numerous times it needed to be fixed. You get a person after for touchup work, but we went way over the time limit because there were so many issues.) Door handles fall off (and we are very gentle with our home), plugs don't work, etc. I had to point out that in the master bath they were missing the drawers that went in the middle of the vanity. Our design person was not very knowledgeable and caused a major issue with our sliding glass door. Also, they never ordered a front door for us, which we also caught. Either upgraded toilets or sewer lines are ineffective causing constant clogging when there's minimal waste being flushed. Bottom line, they don't care if you've spent your hard-earned savings, you're just another number to them.
KB Home threw up our home in about 8 months. The quality of work and materials used were so poor. For starters they painted our home the wrong color - not what we selected in our contract. We had major plumbing issues, electrical, insulation, windows, doors, landscaping, drainage, closets (a portion of the rack tore out of the wall because they installed a broken bracket - it couldn’t hold the weight of a normal amount of clothing hanging), stairs (had to be rebuilt because 1/2” off from level), cabinets, mismatched light fixtures in the bathrooms, dented light fixtures, nails popping out (interior and exterior) and our siding was cracked. This was all within the first 10 months of owning the home.We had to threaten to report KB Home to Colorado attorney general if they didn’t start making the repairs. Unbelievably poor quality and poor service from their warranty department. The warranty department either made excuses why the repairs couldn’t be made or shouldn’t be made. We literally have hundreds of emails going back and forth with the warranty department to get the repairs made.We’ve had 2 other homes built in the past (DR Horton and Richmond American). In both of those instances warranty work was nominal and was done within the first 30 days. The warranty issues with KB Home has lasted 10 months. I would never buy another KB Home or recommend them to anyone. In fact I’ve told our realtor not to recommend KB Home and I’ve told family and friends who are looking to buy a home to never use KB Home. This has been the worst and most stressful home buying experience in my life!
No responsible, no respect and they behave very rudely. They don't care.They did not build a house based on our Designs selected.(Tiles, Cabinets etc.). They tell we have warranty till 1 year and after logging a request, they come 3 times or 4 times with different people to inspect and they will tell that they will comes and fix but to fix it, it will take for them minimum of 6 to 8 months for a small issue(For fixing the Cabinets Pull )
Buying a house in Broomfield CO. Original price when I applied for as high $300,000 before "upgrades" (2020) But when the Lot finally opened and they started the build KBHOMEs ads lot "premium" charges, new price? : now High 400,000. Then they have the nerve charging extra for simple things like oh..... having windows..... seriously. The end price at Nov 2022? over $537,000 for a 1800 square foot townhouse. With no ability to even have any decent upgrades. This expensive house has the worst quality carpet, flooring, counters. It looks like it was built in 1980s except for the expensive price tag. oh they are also late in delivery. But if you try to argue or address it Kbhome ignores you and refers you to arbitration in the signed contracts. We got mad at people who hoard TP during the pandemic- shouldn't we address the same issue with fraudulent and unethical builders like Kbhome?Ben C.
We own a home built by KB and we hate it. The quality has impacted our plumbing since day one. The builders had to send someone back to properly brace our bathtub because it was literally moving or shifting anytime someone stepped in. We've experienced very small almost unnoticeable leaks in the ceiling under both second-floor bathrooms until years later when we were finally able to get a remodeler to the house, they discovered the first toilets were never properly fastened or braced in place. The house is over 2500 square feet and can't cool correctly because, according to several air conditioning repairman, the builder should have installed 2 air conditioning units instead of the one that they built the house with.
Kb homes is a huge joke not only do they nickle and dime you at design studios. They have you put ernest money down that when you sign their contract states if you have to cancel. It may or may not be refunded but they won't even give it back if you cancel a day after sending them money. I get keeping some of it. But they need to put in contract none non refundable period. We had every thing planned to move and my job cut people got denied for my loan lost all my money. Kb doesn't care and enjoies doing this to people. So be warned that buying with kb homes you better be 100% sure that while their building your home you won't have any issues or you'll lose everything you put into it.
I was under contract with KB Homes in Lake Lucerne last April 2022. After many incidents the house I was under contract the house was sold to another family and I never received a cancelation notice or signed the cancelation release. Jeff was the salesman that attended my case. I talked to Mike Leon regarding my case, and he said he will figure out what happened and will gather all the documentation needed. Last time I talked to him was February 7 and after that day I called several times with no response. I have a email from Jeff that says if I did not receive my deposit I should get at least a credit for a future purchase, but no one send any physical proof. At this point I feel frustrated, discriminated and left behind, I have no house, no $5,000 deposit and no response from anyone from KB. I have all my emails and proof, and no one has taken the time to contact me for anything. But when I started the process, I was receiving call and emails. I need to know what happened because everyone is ghosting me, and I feel robbed.
I'm in a wheelchair in Tierra Buena KB Homes and, they refused to follow ADA guidelines when building my home. Simple ramps for 4 inch steps were refused. As well as wider doors. I was very upset to see them build A house I could not get in. I was told by a supervisor, of Tierra Buena KB Homes, they never build ramps.
Terrible overall experience with purchase. They made false promises that they did not honor, and mistakes were made but the company was more concerned about hoarding profits rather than making fair or ethical corrections. Loan officer did not follow up, provide any updates or give any requested information in a timely manner. I had to contact the loan officer and continue reaching out for basic information, I would definitely not recommend to anyone.
Easily the worst company I've ever dealt with in my life. The internet says they're one of the best builders ever, with the highest customer service. But surprise, that's only because you can't actually negatively review them anywhere. You can only on places like this, which are flooded with 1-star reviews.First our house took 16 months to build, and when it was finished it wasn't actually -finished-. The trees and sod were dead, we had missing plumbing and fixtures, the countertop and cabinets were damaged.But since it was already 16 months we were screwed. We had to accept it or walk away, and they probably knew that.Post move-in it's been nearly impossible to get them to fix anything. Our warranty officer doesn't respond. We have to call the regional manager to get anything, and now they're ghosting us. None of them seem to care.We can't even get a can of paint.It'd be better if they just 100% ignored us. But they constantly lead us on with false promises and then do nothing.We recently had damage to our fence but KB will do nothing about it. They write off as damage from a storm but it was on our warranty TODO list as far back as 10 months ago!
Here is my feedback on a central Florida KB Home at the one year mark:1. [MAJOR] The lawn was subpar due to excessive weeds, numerous bare spots, and a mix of different types of so called grass, some of which are designated as invasive. The construction supervisor agreed to correct the lawn after closing. This was never done in a manner that made a brand new home presentable. As a result we were forced to hire a landscaping company to re-sod the entire property culminating an additional expense of just over $15,000. Had KB Home taken pride in the exterior appearance this situation would never had occurred and I would have had that limited retirement money to use elsewhere.2. The in-ground irrigation system was determined to provide inadequate coverage of the property. This resulted in the irrigation system being modified during the above mentioned re-sod effort. This was an additional $5,000 worth of home owner expense that should never have had to be done on a brand new home. 3. The laundry room is in the middle of the home and the dryer vent design is unacceptable. Due to the location of the laundry room the dryer vent is forced to vent out the roof. The length of the vent run is so long no dryer can effectively push the air up and out completely which causes moisture and dryer lint in a couple of the vet tube bends. This requires the home owner to clean it out monthly. 4. The quality of the interior paint is below contractor grade and does not allow for any cleaning of the walls without the paint and stucco coming off even under a light wipe down. This was yet another thing that we, as a new home owner, had to pay to be fixed.5. The exterior door was damaged by a construction worker forcing their way in during construction. The KB Home Warranty Department contracted maintenance personnel simply painted over the damage door frame and eventually replaced the door with one that no longer fits properly which has resulted in a gap around all side that allows light and some air to enter. This is yet one more expense the home owner will have to pay to correct.6. The weather strip on the bottom of the interior door to the garage was damaged during home construction and needed to be replaced. This simple replacement of weather striping by the KB Home Warranty Department contracted maintenance personnel resulted in additional damage to the door itself causing the KB Home Warranty Department to make 3 additional attempts to replace the entire door and framing due to less than qualified maintenance contractors.7. The soap dishes in one of the showers is not installed properly causing the water to accumulate in the dish rather than drain out the front of the soap dish as it is designed to do.8. Several of the kitchen cabinet doors are beginning to warp which is an indication of poor quality. When the KB Home Warranty Department contracted maintenance personnel came out to replace the warped kitchen cabinet doors, the new and still in the box replacements were warped as well. This is a quality control issue from the KB Home suppliers.9. The window screens are an unacceptable design. They do not fit well and all have about 1/4-1/2 inch gap around them and the window frame And insects have been known to work their way in through that gap. The screens are held in place by fragile plastic clips that break easily when trying to remove. We as the home owners of a brand new home were forced to go to 84 Lumber (window & screen supplier) and purchase more clips to have on hand to replace broken ones. 10. On the exterior of the house there a few minor areas of missing stucco which was on the punch list but never corrected prior to closing. 11. The condensate line for the hybrid water heater extended out the garage wall and down in to the ground. Because this drain line extend in to the ground the condensation eventually backed up and in to the garage causing minor flooding. The KB Home Warranty Department had to have a contractor come out and simply clip the line above the ground to all for proper drainage. A simple fix that should never have had needed to be fixed.In summary, this is my experience only and may or may not be representative of the experience of others. KB Home needs to take more pride in the end product, both interior and exterior, and not put the home owner of a new construction home in a position where they are forced to spend excessive money to bring the home to an acceptable standard. We should never have had to repaint the interior within a few month of taking possession. We should never have had to invest significant money to fix lawn issues. The KB Home construction manager should never have made verbal promises that were never intended to be kept. We should not have gone to closing on this home until each and every one of our concerns were resolve to our full satisfaction.
Complaint for KB Homes and AAM the company they use to do nothing for the HOA.Location: Brand new KB homes community in Gilbert AZ (Cordillera)Homes priced from 500k-700kWe have a house on our street that is an absolute joke. The amount of violations this house has according to the HOA handbook is astronautical. This home is less than a year old and has the following issues. They park a commercial vehicle on the driveway. This is against the rules and looks super tacky. They bought what looks to be a spec home with real grass in the front lawn. I honestly don’t think they have ever watered it because it’s so dead. This dead grass is one spark away from a fire. Weeds scattered throughout the front yard as well. They park a bunch of cars all over the street in the front of their house. They all parked different directions on the same side of the street. Lastly they leave their trash cans on the side of the house. The cans are always overflowing and have trash on the ground near them. So these are the issues this home has been having for over 6-8 months.Now I am done with the back story, we can move onto my complaint about AAM. These issues I stated above with this house started around 6-8 months ago. If this was addressed and fixed this review wouldn’t have been made. 6-8 months and nothing happens… how is this allowed when I am paying AAM $125 a month… $125 is a ton when KB Homes has zero amenities and the company that runs the HOA doesn’t do their job. So now me…just a homeowner is going to have to get it fixed since AAM is unable to its job. So over the last few months I have been contacting them to try to get the ball rolling and also have contacted KB homes. Someone should try to call AAM right now and try to get ahold of Harmony who is in charge of the HOA. You will first have to call and wait 10-15 for someone to answer then send you to another person with another 10-15 wait just to get her contact info since she was out. I have had communication with all parties minus the homeowners I am complaining about.Our household is not the only household that feels the same we do about this eyesore of a house in our neighborhood. Everyone is blown away it’s been allowed and the fact we are all paying $125 for NOTHING. Step it up AAM and KB. KB you are letting a company not represent your community the way it should. Nothing like driving into 1 of the 2 only entrances and seeing this house. First impression mean a lot…… both of you need to step up and do better. KB needs to hold AAM accountable.We are in the process of hiring a legal team to see what our options and rights are as homeowners.
If you consider buying from KB Homes, be sure to have a real estate attorney look over everything. Do not trust their sales people! This company has put us through the wringer, charged us with fees for not going with their lender even though we never signed a loan agreement with them. When I first signed up, I told them that I was using my own lender (I work for a credit union) and they said it couldn't hurt to entertain theirs (KB HS Home Loans). They have you sign a contract to pay for any rate locks but the amount was left blank. They gave us a loan agreement and the origination fees blew away the huge builder credit they dangle in front of you. We rejected it and never signed. Then, the night before closing (which was cancelled that same night by them over lack of attic ventilation) our credit union is told to wire an extra $4,445 for a rate lock, citing the document we signed with a blank amount. They couldn't provide a signed loan agreement because they didn't have one. No bank will wire based on a no-amount agreement and a side note with a dollar figure, by the way. It took some serious protesting to have that removed and they did it "as a favor" to us. We are on our 5th closing now with no date set. I had purchased appliances and furniture after our final loan approval a few days before closing and now they tell me that if I have to trigger another final approval over this, since my purchases caused the issue, they would not return my earnest money if it falls through. Oh, and the reason I'm under such scrutiny over the loan is because I lost my home buyer for my current address since we couldn't move out in time for them (because of KB's date moves). They will make everything your fault and then stick it to you for it.Update: I wasn't let out of the contract and ended up buying the home. Things as a home-owner now are easily as bad as a contracted buyer. The warranty services are dismal and unresponsive. I'm already having to shell out money for a freshly installed irrigation system that is having issues and I've been blown off multiple times by the warranty contact. There effectively is no warranty.
We closed on our KB Home in the Austin, TX area in 2020. I am genuinely glad we bought a new build home from KB Home. No, I do not work for them. This is not a scam; I am a real homeowner with no relationship to KB Home. This is my real experience. This is not a "sweetheart review."Let me say that not everything is "right." But most of the things that were not right, KB fixed. Still there are a few issues but they're not terrible. Most MLS homes have issues too; so let's not be so surprised if a new build home is not "perfect" either.However, I need to clarify: we did *not* just sign a contract for a specific floorplan and then "go away" until the day of closing. Far from it. From the day they broke ground until the day we closed, I came by at least twice per week and roamed through the house and outside, taking *video* of everything. To this day I have video of everything that's behind the walls of every room, along with the insides of the ceilings of both floors. I also took still pictures. I found various things that I was not happy about. I won't list them because there are *too many* but I did have pictures of most issues. I would email KB Home at least once per week, typically to complain about this or that, and I'd include still photographs so as to illustrate my point. They did not rectify every issue, but they did rectify most of them.I also had the house inspected (at my expense) *before they put up the drywall* and got a report from the inspector which I also sent to KB Home, which triggered some "fixes."I hired an inspector (who said he'd inspected over 20 KB Home's in our community) to inspect our home before closing as well. He said to me, "I can see that you've been all over KB to make sure they did this house right. This is one of the strongest builds I've seen in this community." I had not even told him that I had been hounding KB Home for months.In my opinion, KB has the best floor plans of any builder. Also, their Design Center is fantastic in that they offer *so many choices*. Also, we got to choose floor plan options, like enclosing the "game room" which is now my office, and more. These options are a *huge upside* for KB. I personally visited and checked out 20 different builders in the Austin area and walked through many of their model homes and read their literature - and in the end we chose KB for our new home.Now I want to emphasize: although I'm pleased with our home, and although I really feel we made the right choice in going with KB ... there was genuine work involved for me. And there was also plenty of stress and frustration, although I got through it. Also, when communicating with KB, I didn't just "send an email" or "leave a voice mail message" and then wait for a reply. No. I continually was "on their back," following-up on things and staying on top of every new thing. Sometimes I had to get creative so as to grab their attention - I'll leave it at that.Warning: anyone living far away who thinks they'll "remotely" build a new KB Home in Texas and then just show up for the closing ... I wouldn't recommend it. No possible way will your realtor's cell phone pictures of the building process tell the real story. For us, we were living within an hour's drive so we could do this. Taking personal responsibility for watching over the building of our home was critically important to make things work correctly. It's like being a parent; you don't let your child do whatever he/she wants to do; you need to have some degree of "supervision" over them as they grow up. Same thing with a new-build home; it positively requires your personal "monitoring."One last thing I'll say, and this is kind of tough. When I would ask the "Design Center" personnel if they could do something special - like a wanted a driveway which was wider - they told me that the "City" would not allow such. Well, I myself contacted the "City" and asked around - for days - until I could find a person who could discuss this "rule" which KB claimed. This probably happened on 5 separate occasions. Every time, the "City" person told me something different than KB told me. Whoa. On each occasion I went back to KB and quoted what was told me. Each time, KB finally agreed to do what I had originally asked. But never was I given an "apology" for their "wrong information." Hmmm ... think about that. This is another example of what I'm saying: you must be pro-active and watching out for *yourself* when building a new home. Don't take every answer from the builder as "Gospel truth." Check it out yourself. As my business friend says, "Trust but verify."I have much more to say, but it would take hours to write it out. In summary: don't just blindly trust the builder. You must verify a lot of things and hold them accountable *during* the building process -- not just "afterwards" when it's much harder to fix problems.

Bought new construction home in Tucson, AZ. NEVER AGAIN! Sales folks were great, however no final inspection with customer and after 2 years, still waiting. After care is terrible and their customer service is worse. There are better home builders and believe me when I say you will regret buying from KB Homes. “You've been warned!”

KB is one of the worst builders around. Every person in my 116 home development has had massive issues with their homes and now we find they left outstanding bills that our HOA now has to pay. We have NO amenities in this community but our HOA fees now have to be raised from $85 a month to $125 a month to pay bills that KB left unpaid! The last time I texted with a warranty representative he told me that he hears constant threats of lawsuits from homeowners due to the fact that KB won't fix anything for people reporting issues. “It has walls and roof, but quality is abysmal”

No wonder they gave me 1 year warranty. There is so many hidden problems that you will find when it's too late. In my house the electrical work borders on criminally negligent. They used non-standard water pipes that made my heater replacement super difficult. Windows will have to be all replaced, window frames rotted long time ago. Pvc floor was badly glued, some doors have 1/2" gaps. Most fixtures and hardware is the "builder special" absolute cheapest garbage one can buy. So, run!

“Worst Builder I have ever encountered”

KB builds homes by hiring unqualified contractors who do all kinds of patch work. You don't find the crap when we see outside. When we had to check water leakage under kitchen sink, there were wooden-wedges inserted between granite counter-top & the cabinet walls. So, the workers could not measure correctly that granite can sit on. TO fill the gap, they put wedges. Same thing air-vents. You don't get air-filters anywhere.Home depot or Ace or Lowes. “Worst experience of my life”

Brand new build. Been here 3 months. Nearly Every single day a new problem arises. If I could only go back in time and smack my self across the face before I signed those papers. Literally every piece of my home has been fixed, touched up, replaced, ect. This has to be the most amateurish job that's ever been done before. They pick trades from the bottom of the barrel. The materials they use are the cheapest you can find. Everything has been done with zero regard to creating an good home. I will never refer, recommend or use KB homes again.

This company is terrible. I will never buy another KB Home and I'm telling everyone I know to steer clear. They have horrible communication and poor tome management. They pride themselves on customer service and I don't know why they think it's good. I'm on my third customer service rep and I've lived here 8 weeks. They keep quitting. It's impossible to get work done or repairs made. They consistently avoid phone calls, don't return emails, and say they'll come by and never do. Seriously do not waste your time. KB Home is a joke. “Floors creek, pop, and furniture moves”

So, for almost a year I have been trying to get my floors fixed to no avail. The builders send crews who only repair bits and pieces without actually fixing our problem. You walk near the furniture and the tv on the stand moves back and forth (not tipping over), the dresser does the same... instead of tearing up the floor and fixing the problem they claim that it's the furniture that we own that is causing the problem (too heavy and sits in between joists!) Thier answers are crap, my brother in laws house does none of this at all but it wasn't built by KB either. They know they are wrong but come up with excuses as to why we are wrong. Don't buy one as we are stuck here for another year due to the fact if we sell in the 1st 2 years we will pay a capital gains tax. “Don't Buy KB Las Vegas - Inspirada”

Do not sign closing papers until every single thing is fixed. They will tell you that everything will be taken care of with Warranty. This is a lie, they will either take years to fix the problems or they will argue with you and make excuses why they don't have to fix them. Their favorite line is "this is industry standard" KB Home Las Vegas is not worth the aggravation. My family and I have 4 homes in the Inspirada neighborhood and we all have issues. From small to big. The most expensive issue, so far, was the A/C that leaked and needed to be repaired. 4 homes were purchased 1 in 2018 and 3 in 2019. We have all been dealing/fighting with warranty for one - two years. I have tons more photos.

I have built multiple homes and I have to say that building with KB has been the worst experience. Little to no customer service at all. Once you sign, you are on your own. My house was not even cleaned on the day I closed. I have now lived in the house 6 months and still have outstsnding items. They verbally sell a good product, but they build a terrible home with cheap materials. As an example of what kind of things you are told... during a walk through the doorframe had drips of pain and I was told that big drips like that always happen when you paint by hand and that is just the way it is. My closet doors have about a 2 inch gap from the floor and I was told that was because I upgraded to a 9 foot ceiling... so again my fault not theirs. Please hear the warning... don't buy from KB

“NEVER BUY A KB HOME!”

NEVER buy a KB home! They are the worst company I have ever dealt with. We had issues from day 1 with the incorrect foundation being poured. We have lived in the house for exactly 1 month and it has been an absolute nightmare. Horrible craftsmanship, communication and customer service. This company is a joke.

“Subpar workmanship and Horrible warranty service after the sale”

I was told there was a one year bumper to bumper warranty on my home. There has been a crack in the stucco near my patio door since shortly after I moved in. I called to have it repaired and not once, but twice, they came out and stuck some putty in it and left it looking worse than it did before. I emailed the sales office and was told "we'll see what we can do". I also had to have someone come out to repair the air conditioner and they explained that the unit was put on a plastic slab that was sinking because of the rain, and causing the hoses to crack and cause a leak. The tech said it should have been put on a concrete pad. I texted the superintendent about it and never got a response. I also asked about it when I emailed about the patch on the back patio and it was filed under the " see what we can do" response. I wish I had listened to my husband who said KB Homes had a reputation in Colorado for poor workmanship and that we should think twice before purchasing from them.

“Foundation Is HORRIBLE!”

I would NEVER purchase another KB home especially in San Antonio, TX. Our foundation and many others in my neighborhood is falling. KB did not prep the ground and level prior to laying the foundation. The warranty says 10 years but that's exactly when you see the house settling. The SAWS water department is equally to blame because every month someone's pipes are busting. Whomever inspected this area to ensure things were done properly was horrible. Every week I'm finding new, HUGE cracks in my home due to our foundation not being laid properly and my neighbor's water pipes busting for the fourth time. Either way it still falls on KB home building cheaply made houses. Buyer beware! Just don't do it.

“Simple neighborhood near the airport”

Excellent service from Tom (sales rep in site)... He helped us step by step until we purchased the home. Yes, the homes go up in price... So what? Gated community with a solid cost.The price is right for those working professionals that don't want to drive all the way to Chandler. Great service by Tom. KB homes has done great by us so far :)

“Build quality is MEH at best”

Have had several issues since we bought our home less than two years ago, i was initially wary when they were pushing back on me getting an independent inspector for the home, claiming all their homes are internally inspected and "no one has ever asked to have a house inspected before, I don't know if we even allow it" was said a few times, my inspector found >20 issues requiring correction and noted that they have a habit of building shoddy fences so to keep an eye on that. Had a fence post rot out from the base and drop a portion of my fence and was denied warranty on it because it's been over a year, glad to know they don't even expect their fences to last. Edit: i put value at 3 because i managed to buy before prices skyrocketed, they did however completely ignore my requests to sign docs for 24 hours and then came to me a day later saying i had just missed signing by one day before the price rose 10k so there's that Tip for consumers:Get your own inspector and reinforce your fences early.

“Dishonest”

Kb homes refuses to fix ongoing issues and their warranty guy Mark F is a liar. We have a sewer gas leak and he came to the house to smell it, he smelled it, sent out General Plumbing. Their tech fills drain line with water, puts a camera in the drain line and air bubbles appear indicating a water leak. He fills out his report and leaves out the part about the air bubbles. We have had three leaks in our roof and the last time it happened I contact Kb warranty and didn't hear from anyone until five days later after I called their Texas and California offices. Untrustworthy and a crap organization from top to bottom. Service Value Quality

“Lack of professionalism”

My experience with KB Homes has been very difficult and frustrating. Since the beginning of this building process, communication has been the biggest issue within' the company. It took us 11 months to have our home built. I have spoken to customer service reps and supervisors about the continuous issues that we are having in our home. I have received no feedback as to when these items will be taken care of nor does anyone respond to my outreach. When I'm outside my home, they won't even look at me knowing the issues and concerns I have regarding my home that was built by their employer. “A/C troubles”

I been living in my kb home for only a year and already have air conditioning problems. It stopped blowing cold air two days ago already. Had to give multiple different calls to see if i had some sort of warranty. And to find out no type of warranty for my a/c is available because it was only available for the first year. And the part is over $500. I feel like they build these houses so fast that they dont take their time with details and mess things up. Worst decision was buying a kb home. Especially since we live in florida and its really hot. If i can gove advise to others. Do your research better.

“Bad Communication Bad construction”

At first I was undecided if to go with KBhomes or Lennar. Don't know how satisfied I would of been with Lennar but could tell you I am very dissatisfied with KBhomes. I hope you don't make the same mistake of trusting sales, superintendent, or any one that says everything will be ok. If you do decide to go with KBhomes be ready because on top of the purchase price expect to pay at least another 20 thousand. I am not just talking about wants in the house but needs. It is almost impossible to not purchase upgrades. Listen to this. None of the rooms come with any lighting imagine getting a 4 bedroom you are in for a surprise.
