AVOID AT ALL COST, this company is a scam. They have been managing my property for almost a year and have not been able to get it rented. Everyone at Great Jones is impossible to get in contact with. Even when squatters were present, they did not show any interest in providing their assistance. If they do provide a response, it is weeks later and does not provide any clarification. Their responses were very vague and indirect, they clearly did not want being informed at all. They have charged me multiple duplicate transactions that they themselves, confirmed to be a mistake, but never provided a correction and I still had to pay out of pocket to get my remaining balance cleared. The water and electric company had to reach out to me in order to pay my utility bills as no one from Great Jones were responsive. Come to find out, they were charging me for the same utility invoices that I had to pay for separately. I demanded countless times, invoices/payments for these bogus transactions that they were charging me for, but they never could provide any proof. All the renovations and repairs for the property were done by a "third party contractor", or so I thought. Turns out, the contractor was a family member of the PM that was in charge of my property. This same contractor did a terrible job at repairing my property to the point where the home inspector would fail my property for the same reasons the contractor was supposed to fix. In summary, Great Jones has no interest in providing good service and will scam you with no hesitation. You will be paying out of pocket for every mistake that they make. Nonetheless, the biggest mistake made here was putting my trust in Great Jones, and letting them "manage" my property.
From the time I moved into my place I had issues. They lied to me and my neighbor and said we had separate meters and it turned out to be a lie. They refused to fix my roof and floor the septic tank started to overflow into the yard and no one ever came to fix it so I called the city and they cited them multiple times to no avail. May 1,2023 my home was condemned by the city of Jacksonvilles code enforcement. I've been contacting them about my security deposit and for some reason they're giving me the run around I've contacted lawyers. Everytime I had issues with my home I put in work orders and sometimes they'd do them but the most part they didn't but they would threaten and harass me about the rent. I stopped paying when someone from latchel told me the home owner said he didn't have enough money to make the repairs. I left my home and stayed with a friend because as I stated my yard was flooded with septic water and I work for Coca-Cola. I've been out that home sense may and they still haven't sent my security deposit. I have all emails and pictures of the damages and them refusing to fix the home. I wish we could post pictures because the world needs to see this.
If I could give less than 1 star I would. This property management company is the worst. I had them manage a duplex in the Indy area. There's no local maintenance team, they use subcontractors. There's not even a number you can call for issues. You can only email or text, and then have to wait until the actual local management calls you back. I can't tell you all of the horrors I experienced with them. Their business model is trash. Landlords and tenants should get a class action suit against this company. DO NOT trust these people with your property.......
I love the fact that Great Jones Property Mgmt responds quickly to complaints for repairs once it has been submitted through the portal ! Thank you, thank you so appreciated. Great Jones will follow up and get the job completed through the owner or other business liaisons to solve the problem s as well as keeping you up to date with appointment times. Communication went well initially and the process overall was not bad. I gave 3 stars because I feel as if I was rushed into the property. There were some pretty big issues upon moving in that should have been noticed and fixed prior, had a proper inspection been conducted. They did work with me, though on getting those issues fixed.
Michael and his team were amazing to say the least! With an urgent situation at hand, he was very consistent with communication, reviewed our application quickly, and got us approved the same day. This is the best experience we’ve had trying to rent a place! 5 stars is not high enough!
As a landlord I am so disappointed that I select Great Jones as my property management company. While things were good initially, the past 6 months were a nightmare. A tenant left a few months ago and left thousands of dollars worth of damage and no one at Great Jones can, or willing to, tell me if they sent the bill to the tenant, if the tenant responded, what's the next step, just silence, no one responds to my queries. In addition, they overcharged me more than $3,000 for repairs that I have not approved, and they have been ignoring me requests for refund for weeks. Now I also have to spend money on attorneys to get my money back from them. Terrible company. The best thing that can happen to landlords in the area is if this company goes out of business after receiving enough bad reviews.
Super shady. They took over Mgmt of a home I had been renting for years. No missed payments or issues ever. Sent me a letter of non-renewal for the lease while I was deployed overseas. No wiggle room or understandings. Incredibly stressful. It's not even that they're incompetent, they just don't care. Stay away from this absolute joke of a company. Im very happy they have so many negative reviews. My wife posted a scathing review earlier and it was removed.
Michael (Weiss) truly went above and beyond my expectations. I couldn’t have asked for a more understanding agent. He worked with me personally over the last few months to make sure I found the right fit for my family, and was very patient and understanding giving my circumstances. Throughout the entire process he remained helpful, patient and kind! Thank you Michael for all your hard work, it is truly appreciated.
Recently the furnace in our unit began making a strange noise so I contacted the maintenance line and they set up a service company to come out and take a look at the Issue. I was pleasantly surprised that the service company contacted me almost immediately and scheduled a tech to come out same day. Within a few hours the tech showed up and was very professional and knowledgeable. The issue was repaired in about an hour. Thank you Great Jones for your quick response to our concern.
Hands down one of the worst, if not the worst consumer experiences of my life. Avoid at all costs, otherwise it will cost you A LOT of time, money, and heartache. Guess how many months it will take them to arrange a hot water repair, if you guessed three months, congrats. Home was condemned almost immediately after the city inspector finally came to check on the situation. The story goes on, but just imagine the worst experience and subtract a star from that.
So far everyone with Great Jones has been super awesome and helpful. From the application process, to the move in team, I couldn’t be happier. Special shout out to Rodrigo Gonzalez and Robyn for them taking the time to work with me specifically and always email me back. Of course I was skeptical about the negative google reviews but we went ahead and gave it a shot and I’m so glad we did! Hoping living in a great Jones managed property is just as great as our moving in process!! Thanks so much to this company.
My rental company was just taken over by this company,and 20 renters were ask to vacate our home with very short notice and when I'm trying to speak with someone,no one is ever available, and I'd also like to know what happens with our security deposit if we are suddenly asked to leave. Wow
I recently got an email from great jones property manager saying my lease is being terminated and it will not be renewed. I've been trying to contact them regarding the notice but no reply back, Noone answers the phone, tried texting. I'm trying to ask what the reason is. I have always been a good, respectful tenant. No communication.
Great Jones allowed to pay application fees for me and my 19-year-old special needs son knowing the property was already taken. Then they told me he would not quality for any property at this time b/c we did not make enough money for the properties they had available. I should not have gone this far with them because in the beginning of the process they increase the price of the monthly rent in the middle of us completing our application. Disgusting.
My property didn't get rented and turns out they hadn't progressed the basics on their end for months. I lost 2 months worth of rent while they kept assuring me they were working on it. I wisely decided to cancel their services and have been waiting several weeks for them to refund my deposit of close to $1,000. They stopped replying to emails about the deposit. Currently seeking legal action. Meanwhile, another property management company got it rented in 1 week.
Rent continues to rise but no changes to property and the terms on lease are not 100%accurate … if property is listed as electric and water I should not be held responsible for a gas bill. And the rent still raises with the newly added bill. Im a mother of two small children the pricing is very unfair and I do not want to have to leave my home if 3 years. I’ve reached out to speak with a landlord or someone to discuss issues have not heard from anyone yet . The rental company is doing a great job with working with me to help pay the bills but I’m scared for my future. I just feel the rental prices just jump way to much every year
Save your money and sanity!I wanted to share some additional follow up issues I’ve experienced with Great Jones.After terminating them as my property managers due to a lack of effort and constant displays of incompetence.They have refused to release the funds they kept in reserve for the properties. Despite me telling them not to keep reserves on file.Now they are using those funds post management time frame to charge me for landscaping and utilities. That’s right they charging me fees when they’re no longer managing the property.This company has shown they are not only incompetent of effectively managing a property. They are also thieves. Stealing money from their client base.Stay away or it will cost you time, money and then peace of mind they’re supposed to provide by managing a property.
Protect yourself from this company who wants nothing but to scam people out of thousands of dollars. We are lucky to have a renters attorney on hand who is making suing them a breeze, but we know not everyone will have that gift. Our attorney says it is the easiest job in the world to form a case against them because all of their documents and rules show that they are oblivious to SC renting laws. Looking forward to seeing them pay the consequences of trying to scam innocent people.

“Stay away landlords and Tennants”

This company is the worst I've ever dealt with. They lie and try to charge for unreasonable things. They will find any excuse possible to keep security deposits. It makes me furious. Service Value Quality

Please believe me when I say that every single 1 star review is absolutely true. Horrible company with the worst customer service I have ever experienced in my life. The entirety of my stay at my rental was marked by negligence. Now that it's up, they are charging me $3,000 in "damages" — even though we had the house professionally cleaned and left nearly EXACTLY as we found it. My favorite "damage" is a photo they sent of leaves in the yard, citing $500 in landscaping damages. Hahahaha. My attorney has just started combing through their documents so we can sue them and has already found multiple errors where it is obvious they don't even know what South Carolina law is. Comical! Notable mention: They also have had more turnovers in their staff than any company I've ever seen. Every time I email the last person I talked to, it's a new person answering me and saying "So-and-so is no longer with us, but I'm new and I can help you!" Believe all of the horrible reviews! “Long but worth the read”

Long review but worth the read… One star is far above what this company should be rated. They say they are a "property management company that works to make each property profitable and worry-free" this could not be farther from the truth. From day one we had problems. They have NO communication with their tenants and you will spend more time on hold, hung up on, or being past around to any and every phone extension and still not have answers or a solution to the problem your having. Sewage running out into the yard and backing up into the house, roof leaks, day to weeks without hot water, mold, bugs, no HVAC in the entire upstairs, rude maintenance employees (oh heads up if they do find additional problems when they finally show up to assist with a maintenance need THEY CANNOT TELL YOU ABOUT THE PROBLEM to include mold and other health hazards) the HVAC was simply a hole in the floor with nothing connected to it. The HVAC pipes that were connected only attached to part of the house and were also left un-insulated which lead to mold and moisture destroying the home and everything in it, including our health. If you complain you will be ignored. And when you finally have the opportunity to move out and be done with this money hungry company they will charge you astronomical amounts for thing beyond your control. We were charged for STICKS BEING IN THE YARD, dust after move out (from their poor excuse for HVAC) plus you'll be leaving with the added bonus of enough medical debt to weight you down for the rest of your life. If you intend to, or are currently dealing with GJ do yourself a favor and GET AN ATTORNEY you'll be needing one. Document EVERYTHING, they will deny it all, have your proof! This whole company needs to be shut down. “Avoid Great Jones”

Great Jones has been the worst companies I've ever had to deal with in any category. I've lived in my current house for three years, and I can't believe that I've held on this long. Great Jones is extremely unreliable, greedy and should not be a company at this point. I've gone through so many issues with this company from things like billing repairs and overall response issues. Great Jones has try to charge me double rent on multiple occasions where I've had to duplicate charges removed. They also have tried to charge me twice for my utilities. Once I showed them that they had charged me twice for the same utility amount. They said that that was correct. I had to continue to fight to show them that they were charging me for the same date and same amounts for the same utilities twice in one month. After realizing they indeed made a mistake it took them months to remove the charge. They didn't remove the charge until after I filed a Better Business Bureau complaint. When I first moved in the stove broke it took them over a month to replace it. They've closed claims about broken windows after a hurricane it took them months for them to come and do anything about the torn down fence in my backyard. I've also had the plumbing back up into my house now on multiple occasions and I've been six days without reliable plumbing. I've had to clean literal feces out of my shower pan because they have not had someone come fix the issue. They can't even get a hold of their own maintenance vendors to come fix issues on their properties that they manage. After dealing with no reliable plumbing for six days, I advise that I will be calling my own service. Most plumbers will not come out to a rental property without the owners approval. I finally had to find one that would. And I've been advised by great Jones, that they will most likely not reimburse me for paying for the plumbing out of pocket. Please, if you do anything avoid this company at all cost. Ive since filed a second better business bureau complain. Great Jones has truly inspired me to become a home owner so that I no longer have to deal with incompetent Property Managers anymore. They've also reinforced in me that if I ever become a home owner myself and decide to rent it out I know exactly how not to treat a tenant because of the way great Jones has treated me.
