Agree with all of the one star reviews here. Would not recommend this property manager for any community. Lack of maintenance and management skills. Will drive costs up as the people they hire do not have the skills to negotiate contacts effectively. Will let vendors gauge the community. Notice communities they manage and the fee increases those communities experience.
First services residential North Las Vegas Nevada has let our homeowners association property go extremely downhill. We have exterior light for building hanging by wires for years, pool light broken to the side not standing up. Pet waste receptacle severely damaged and not refilled in years. Dead trees plants everywhere throughout the association for almost a year now, irrigation problems. parts of the building fell to the ground, signs destroyed, FSR they don't treat one homeowner the same as the other favoritism. Plaster coming off jacuzzi. 2 Windows broken they were advised they took no action. Numerous addresses that are on the building you can't read the address sun damage. Exterior shutters throughout the community the paint is severely peeling off unsightly. Oil stains in the driveways HOA takes no action. There's only one sidewalk on one side of the street and the numerous cars are parking on the sidewalks because their driveway is short they have garages but they choose to park on the sidewalks HOA takes no action children elderly people cannot walk on the sidewalk nor can dogs they burn their feet and almost get hit by cars numerous times throughout the year because the FSR not following ccnr's. FSR the communication is terrible they hardly ever get back to you it's very stressful living in this HOA everything's gone downhill and there's no accountability with FSR. They keep saying that they don't have any money to fix numerous items. They're getting $302.50 per month from each 150 units. Plus all the interest from the money that they have in the bank. I pay $3,600 a year and all I hear is they don't have the money to fix anything they keep raising the association fees. It took FSR 6 months to fix the pedestrian gate the handle was broken off and it was unsecured. We have graffiti in our association that's not being taken care of. They will ignore your concerns and bully you. Special assessments and raise association fees and let your property values go down and association go down from unkept. They are responsible for the outside of the building the exterior and everything I listed in this email shows that they're not maintaining the HOA property.
I'm based in Maitland, Florida. Natasha who answers the emails has always returned promptly to my concerns and any questions I have. She's patient and allows me the time to fix any issues that arise with tenants. I couldn't ask for a better person to be on the other end of the phone/emails. I don't know much about the company but I can only gibe you my experience about Natasha and tell you how helpful she is.
I have had the unfortunate pleasure of living in a community where the HOA is run by Firstservice Residential, and my experience has been terrible. First the fee is ridiculous for the small area and location of the property. Secondly, I don't know what they do to the companies they hire to work the area, but they quit every other week. Finally, they never find anything that is their responsibility. There has been plumbing, road, and lawn problems they say oh we don't cover that, but I do get that enormous bill every 1st for the fee and the reminder on the 3rd "you haven't pain". I would not recommend this company.
Any star above one for this company Was almost 100% written by one of their own employees or One of the many LLCs they’ve Created to help them steal more money from their customers. Seriously, all of these management companies are insanely corrupt, but FSR and associa Are the leaders. I literally was the board president and did not receive responses from several FSR employees. They broke a number of state laws and stole all the money from my association for over 15 years knowing that by doing so we would not be able to pursue a lawsuit. What’s worse is that these communities make up 80% percent of residential Properties across the nation and I know that what they did to my community, they have done and continue to do to others. They stole over $1 million from my Association fraudulent sham work, And what’s more concerning is that in my opinion it seems like a lot of money, but in reality, that should be multiplied by AT LEAST 15 Because as I mentioned, I know this is not just happening in my community. I’ve spoken to people across the country and I’m part of a group of advocates for this industry.

This is the absolute worst HOA management company you can use. They don't care about members and use obnoxious and self-righteous management agents. Are agents also legally allowed to accept bonuses when the HOA is underfunded for actual needs for the property? Stay away at all costs or lose your money to theving agents.

If I could give them a zero or negative number I would. They do not respond to calls. They close calls in their online system without taking action. The info they give to residents is often inaccurate. If you are a board member looking for a new property management company, based on my experience, they made promises they did not keep once hired. My recommendation would be Stay Away. I put today's date for the bad experience, but it's been ongoing for over a year
First City Residential, the company managing HOAs in California, increased the monthly dues without proper notification and then charged late fees to the balance every month. There were also no notifications to homeowners that there was a late fee balance that compounded interest. They sent an email on 2 November 2023 with an attachment. The attachment in the fine print said that the fees for next year will be $340 compared to the previous year's $325. Nothing in the body of the email said fees were going up, nor was anything in the subject line about an increase. Most of the time, I don't open attachments from senders because they might contain malicious code or viruses, which is why I didn't open the attachment when I got the email. Many people probably didn't know the fees were going up and were not notified that there was an outstanding balance. They are collecting many late payments, and FirstService Residential must inform the residents of the fees. Bellow was their response. Dear Customer: We received your follow up to the original complaint you submitted to the BBB regarding the 2024 monthly assessment increase for the Treviana at Lomas Verdes Homeowners Association and alleged improper notification sent to the members. Please note, FirstService Residential ("FirstService") is a third-party management company that provides contract management services to Treviana at Lomas Verdes Homeowners Association at the direction of the Association's Board of Directors. The Board of Directors are elected officials, who have the decision-making authority to respond to all requests from Members of the Association.
FSR is the worst company in the world. They only care about money and making as much as they can. They provide false directions to Board Members that are inexperience. They are too expensive for what they deliver.
Inept, corrupt, and deceitful. If they manage your building, expect HOA fees to skyrocket quickly. Their service is terrible, and they threaten residents. They prioritize raising costs while reducing service quality. Additionally, they use the lawyers you pay for to bully and threaten you. An awful company. They caused a huge leak in the building, to then overcharge to repair it, their contractors are awful
I sold my Chicago condo on May 29th and discovered a little later that I was due a refund for overpayment of my HOA dues. $950. Here we are over 90 days later, no refund. It turns out that I was supposed to submit a hard copy of the settlement statement to a specific person in order to generate the refund. My attorney and I were unaware of this and submitted a digital copy at least 2 or 3 times, to no avail. Finally discovered at about the 85 day mark that the hard copy was supposed to be mailed to a specific person. At no time did anyone notify me through a phone call or an email what the proper procedure is. Too lazy to let me know. Just do nothing must be their motto. I mailed another copy of the settlement statement early this week. We'll see if this stretches out to 120 days. I've already received at least two past due notices for over $2000!
They dropped our neighborhood from their service, didn’t even notify anyone. I paid my HOA dues at the time they were normally due and then the company AMG who took over sends me an invoice I explained I already paid FirstService. AMG tried to help but said the payment couldn’t be transferred. FSR tried to pawn me off to the ClickPay portal and to AMG and won’t help me! They are thieves and I’ve escalated this issue to my credit card company since they won’t refund my money; if this doesn’t do it I’ll get a lawyer. They also never responded to any of my emails for 5 years for a new gate remote. They still owe me almost $300 and are trying to play dumb and not refund me!! I’m so angry I could scream. This company should be shut down for deceptive and predatory practices.
I've had the misfortune to reside in a rental building managed by First Service Residential (FSR) Vancouver and it has been an indescribable nightmare. After moving in I found that my unit was infested with disease spreading rodents and FSR did very little to control the problem over the space of 3 years. Although they had promised me a renovated unit, I found broken appliances, blocked drains, no hot water and no heating in winter. When I complained about the problems, they retaliated by breaking into my storage unit and apartment (with their keys) and stealing my valuables in an effort to forcibly silence me. I reported it to the police and there was a lengthy investigation over several months with FSR managers refusing to cooperate by evading police. I tried to speak with FSR VP, Sean Ingraham, but that conversation wasn't productive since he affirmed they were doing the very best job they could and bore no blame. In my opinion, this is the worst management company in North America that is corrupt, dangerously incompetent, treacherous and your home should never be trusted to them.
This company is worse than you can possibly imagine. If you have a choice between this and another company I can't stress how important it is to pick someone else.This company will ruin your life and treat you like you are in the wrong while they are doing it. Moving into a condo managed by them was one of the worst mistakes of my life. The management is malicious.They will screw you over, including ruining your life, meaning destroying your ability to get to and from work. They do not care, they will destroy you and talk down to you while doing it. I'm not overexaggerating I'm drastically understating how truly awful this company is. If you go with them you better hope you aren't one of the unlucky ones they screw over because they absolutely will without a moment of hesitation. You have been warned. You have no recourse, they will crush you and treat you like dirt while they do it. Somehow this company only hires heartless backstabbing psychopaths. A company organized around systematic unethical condescending brutally dishonest backstabbing.
