WARNING DO NOT RENT WITH EVERNEST! I would advise anyone thinking to rent with Evernest in Brentwood, TN to think twice. I recently vacated a property I rented for nearly 5 years in Nashville. I left the home in immaculate condition, even better than when I moved in. When moving in I emailed the leasing agency and let them know about glass missing in the kitchen that was found, broken in a nearby utility closet. Upon moving out they have charged me $115 for replacement of the glass, despite showing proof of an email sent when moving in the glass was already broken/missing. So far, they refuse to refund, endless ("we are investigating") messages. Also they refuse to refund a $36 payment made to both them and NES for supposedly an unpaid electrical bill, even though proof was sent to Davis @ Evernest that NES directly was paid IN FULL. As of writing this review they refuse to refund what is duly owed. I spent $1000's of my own money to leave this home in perfect condition, and this is the thank you I get for nearly 5 years of never missed or late rent payments. Avoid Evernest at all costs!
We leased a property and jumped through all their hoops to get the property we wanted. We’ve prepaid the deposit plus current rent plus admin fees only to find damaged property with water intrusion that is unremedied. They have falsely told us that the property is ready and was not. They keep saying people have cleaned the property or made repairs, when virtually nothing has been done. They are violating the law and the lease terms.The property manager is avoiding us and will not speak to us directly. The home is not ready, is not painted. They will not let you email anyone directly or talk directly to the management. Do not work with them!
This company DELETED my SIGNED LEASE almost FOUR MONTHS IN and they sent me a renewal offer for almost $2,000 more a year within 2 hours. When i asked why they think that's okay, the employee literally said "do you have proof?."
Ever since they took over last year they have been stealing money form the owner disbursement for no reason. They are a scam. Avoid them like the plague.
BEWARE!I’ve been renting a property with evernest for the past month and a half. In this short period of time I’ve had multiple issues. This property manager seems to prioritize grabbing as much money in the form of fees as it possibly can rather than customer support and service. 2 of the issues I’ve had…-Outstanding water utility balance from previous renter, I’ve spent hours on the phone and e-mail trying to resolve this issue. -$148 charge for unclogging a bathtub which was already clogged at the time of move in. This is something I would normally take care of myself as it literally took less than 5 minutes for the plumber to resolve. I had Evernest handle it as it was an issue prior to me moving in and I pay a monthly “premier service” fee to Evernest. The home was in poor condition and not in a clean condition prior to me moving in. All communication and interaction are done virtually. I love the home otherwise and would love to extend my lease but will not do so if Evernest is managing the property. AGAIN BEWARE.
This is a review from a rental property owner; investors considering working with Evernest should read this. Evernest bought out my local management company, and made big promises about improved service and lowered fees. Neither were ever delivered. In fact, getting a hold of Evernest Columbus is nearly impossible. There is a single email address for the entire organization, no phone number, and maybe someone will eventually reply to your email. Most of the time it required 3-4 emails to get a reply, and even then it was not helpful. The level of incompetence at Evernest is truly shocking (and I speak from years of experience with multiple management companies). Year end accounting was terrible. Repairs were overpriced. Their turnover in staff is constant; apparently no one can stand working there for long. I and numerous other investors have jumped ship to other local competent professionals for management. When I told them I was doing so, Evernest essentially blackballed me, not replying to any emails. There is no way to get a hold of the upper level management at Evernest; none. A tenant collection was never implemented, nor passed on to my new management, costing me thousands of dollars. A year after I switched property management, away from Evernest, I got a bill from a collections agency. The bill claimed that a utility bill from 1.5 years prior had not been paid. I consulted my records, and Evernest had charged ME for this bill 1.5 years ago, but had never paid the utility company. I contacted Evernest. And I contacted them again. Over and over again. Finally, after several months, they admitted that they hadn't paid the bill. Since then, I've been pestering them to actually pay the bill, and to send me a receipt of it being paid, and I still haven't received it.If this is the kind of hassle you want in your life, by all means, hire Evernest to manage your properties. Buyer beware.
This company tried to charge me thousands to repaint and apartment that was already in awful shape.
I've been renting at my current address for the last 5 years. The property is now managed by Evernest. They increased the lease renewal fee from $15 to $200. Mariana Molinar added $50 to my monthly rent for a "Resident Benefit Package". Which consisted of reporting my rent payments to a credit bureau and renters insurance. You can self report your own rental payments for free, and my rental insurance is only $6 per month. They charge you $120 for 4 air filters, which you can't buy yourself. I recently notified them that I was getting a one time rental assistance payment from an organization, and informed them on the 3rd. By the 6th I was sent a bill for a $100 late fee for nonpayment. They refused to remove the late fee so I had to pay it. They don't clean any of the tenant shared spaces, after a tenant moves out. There is a shared laundry room in the basement, and there have been three tenants who have used it. None of the tenants cleaned it, and Evernest refuses to clean it once a tenant leaves. A former tenant left a deflated pool and toys in the backyard when she was evicted, and it's still there 3 years later. Mariana Molinar is extremely rude and will ignore your emails for weeks at a time. Every year I have to have maintenance come out multiple times because the heat doesn't work, or it goes into auxillary mode and my electric bill is a few hundred dollars. The owner was supposed to replace it my second year here, but never did it. I have to use plug in heaters or stay with family because it will be 40 degrees in my house. The plug in heaters also causes the power to go out multiple times, since only a few outlets at my residence work. There are exposed wires in my kitchen which I've been told by their vendors many times is a fire hazard. BEWARE: They don't fix things at their properties they just paint over everything. The brand new cabinets that they installed in my kitchen all fell apart within a week of me moving in. The person who installed them put them together like a puzzle piece and didn't nail or glue them together. So as soon as you go open a drawer it falls apart. I, my family, and maintenance have had to put them back together multiple times.
I know I may be wasting my time but I will write this anyway. I hired Evernest property management a few years ago and I have had nothing but severe problems that I would like to write and tell you about.I have had the experience of Evernest managing two different tenants. At the end of the lease of the first tenant she would not leave. I asked Evernest post an eviction notice which they say they did which they did not. I finally got rid of that tenant in which she went six months without paying the rent and she also caused $50,000 worth of damage which Evernest supposedly said they fixed. They did not as they pocketed the money I had sent them. They also say they referred her to a collection agency which was also not true.The second tenant went a few months paying rent and she stopped. I also asked for an eviction notice which she still has not vacated the property. I was not satisfied with this property manager so I asked for a new one which took several months and they finally gave me a new property manager. This one was worse than the first one. Along with the previous manager she was just as bad if not worse. The first property manager was Jamison Gann followed by Kristin White. I did ask for a manager to call me and their response was they were terminating me.I have hired Capital Services Group to try and recoup some of my hard earned money back and evict the current tenant. He has said he never got such a run-around from a company. He has run into a few people who are saying they are someone else other than who they represent. One was a convicted felon. This company definitely hiding something and are scamming people especially if they reside in another state. In Alabama I have had bad property managers that do not do their jobs along with destructive tenants. The money I have spent on this house has cost me a fortune. I am at the point where I do not and cannot trust anybody in Alabama. They do not vet their perspective tenants at all. They are just satisfied with receiving their money and fees and do not care about the homeowners and probably their tenants.I did speak to two real estate agents, one took pictures of the outside and it was a mess and had damage. I can’t imagine how the insight looks. I had another real estate agent that was able to get into the house and said it was in pretty bad shape. I was under the assumption Evernest would meet the real estate agent at the property but the tenant let him in. I really wanted to re-rent this house for the income but I am to afraid of the same thing happening again but with the condition of the house, if I sell it, would bring the value down because of the damages. I cannot afford to let this happen again. Evernest is the worst of the worst and should not be in business. The other horrible property managers are Rudulph Real Estate and New Location. Agree with the other reviews here. I've been a property owner in Birmingham for the past year and during this time I've had the worst experience with Evernest. Things you should know:1. They do not provide detailed receipts for maintenance jobs. I have this documented from the director of operations, Amy Bromberg. There is a complete lack of transparency and as an owner I have no idea if I've been upcharged on the latest repair on my home.2. Their property managers are really terrible both in terms of communication and reliability. I had Danielle Prock and she took forever to get back to me and made many mistakes and so they changed me to Jameson Gann who then also failed to return my calls and emails -- often waiting up to one week. I had to do their jobs for them. I would find errors in my financial statements and make them aware of them. My property manager had no idea my tenant switched to Section 8 tenancy, he stumbled upon it when I asked him to look into another issue.3. Their maintenance jobs are sub-standard. My water heater leaked and there was floor damage. The repairman told me on the phone that he literally "guessed" as to where there was damage. He did not use a moisture detector, he did not even know what that was!4. I had a home owners insurance check disbursed to me that needed co-signature by Evernest as we were both listed as the payees. They had NO idea how to co-sign it, or what the procedure was. It was like the first time they had ever dealt with that for an owner. It has been two months and I still have not been able to deposit the check because they don't know how to co-sign it.I got on a call with their director of operations and my property manager and they apologized for all the inconvenience. They said they would do better and that if they don't within one month, it's reasonable that I leave them for another company. Within 10 days they didn't reply to my emails or voicemails! What a joke. Good riddance and goodbye Evernest!
