It worked! Just give it time! Signed up about four months ago and while leads didn’t turn into deals overnight… I’ve had to stay with it and follow up. Just like my sales rep said, give it time and it will work. That’s the best advice I’ve got this past year! Last month I closed 2 homes from CheapAss. I’m actually amazed that they can deliver seller Leads on a consistent basis in these market conditions. We started slow and now things are slowly picking up. These are certainly incredibly competitive market conditions with hardly no inventory. Just stay with it and it will turn out.
This is a great, inexpensive option when it comes to prospecting! It's great if you're just getting started in real estate and need to reach as many people as possible. The CRM is a great tool and they provided great training for it. Also, the customer service is truly phenomenal! Nothing compares to the service I've received from them. I responded to a Cheap Ass Leads Facebook ad. The following day, Amy with Cheap Ass Leads contacted me. She gave me an internet presentation of their services that indicated that typical results from 100 leads would be 2 hot leads (quick sales) and three long term sales from 100 leads. The service costs approximately $1,000/month for three months. I thought that if the program met the expectations, it would be worth the expenditure. My experience was far from that. Of the 385 leads I was provided; I did not get one serious lead. I did get several people that showed interest, but no one that was ready to buy. Two people said that they were willing to get automatic emails on properties that matched their search criteria, but neither person opened the emails I sent. There were about ten people who said that they may be ready for a move in 1 - 3 years. Perhaps a couple may turn into serious customers, but there is a high likelihood that none will. If the results were the same as the sales presentation, I should have gotten 7-8 ready buyers by the end of the 3-month contract instead of none. I worked with Rachael, a company representative who did a fine job helping me with the software. She did a fine job with that aspect. I discussed my efforts and challenges with her, and she was kind enough to help me get Facebook leads. I understand that Facebook leads are not part of the normal program, Through Rachael's efforts the owner authorized the expenditure of Facebook leads because of my extraordinary efforts. The Facebook leads were superior to the pipeline leads because I could see that they did fill provide their phone number and email addresses. Some provided vague descriptions of what they were looking for. Most leads were called pipeline leads. I was told that they were generated from people filling out online forms stating they had an interest in buying/selling real estate. It was never clear where the pipeline leads originated, when they originated, or if the leads were interested in buying a home. When new leads popped up, Cheap Ass Leads initially would send the leads text messages asking leads if they had interest in buying or selling a home and what they looking to buy. Over 300 leads did not respond to text messages. Those leads I tried to contact over the phone. Most of these people did not answer the phone. For those who did answer the phone they typically said that they never filled out an online form (no one said they did); they bought a home several years ago and have not done a home search since; they never filled out an internet lead form; or do not contact me again. It wasn't apparent where the leads came from or when they were obtained. When I asked Rachael, I never got a clear answer. I believe I could have gotten as good or better leads if I contacted 385 random people. The pipeline leads did not seem to be from people who recently filled out internet requests. At the two-month period in the program I told Rachael I was unhappy with the program. I told Rachael I did not get one serious buyer in the third month I would cancel the program. Rachael transferred me on the phone to Brandon in the Support Team to discuss my possible cancellation of the program. Brandon said the program was my fault because I should have called back the leads who did not answer the phone about twelve times. I did follow up with leads who did not respond to phone calls three or more times. Most times people would not answer the phone or if I could leave a message, they would not return my phone calls. I did initially call back people around three times and leave a message. I would also text them. I felt that if they had not responded with these attempts, they were not that interested in talking to me. If I had made 12 calls to the 300 people as Brandon recommended, I would have made 3,600 calls. Cheap Ass Leads would have liked me to have used their online phone system to make the phone calls. I believe that is because they could track the phone calls and read the conversations on the internet lead generation system. I did try to do that, but many times people's cell phone messages would require me to press a number for several voicemail options. When I tried to do that on my computer keyboard, their phone system did not recognize my input and would not allow me to leave a message. I got frustrated using the lead phone system, so I used my cell phone. I did not get the same message as many times (if ever) using my own phone. It may be that people's phone detect when phone calls are coming from computer generated calls, I don't know but that was my observation. When I mentioned this issue with Rachael, I did not get a response. In summary, the Cheap Ass Leads service did not provide the results presented in the sales presentation. I contacted Cheap Ass Leads and asked for a refund but have gotten no response. They have a no refund policy. If an individual has performed at a high level according to their company's customer representative (Rachel) and the program did not come close to what was presented in the sales presentation, there needs to be some acknowledgement in the form of a refund. In addition, the sales presentation should be modified to reflect actual results or expected results should not be presented There has been no acknowledgement that the program does not produce the presented results. I do not want others to have the same experience as me.
