      Still very positive on CalTier. January 2024. Averaging 6.4% Cash-on-Cash return to date since 2022. I’m choosing to have dividends reinvested into the fund, but the option does exist to have payments deposited into personal accounts.

    Can you be more specific? What percentage return did you get? Did the company provide you with a 1099 for 2022? How often are the payouts? Did the company pay directly into your bank account as you expected on time, if you expected? Thank you.

    Looking at the recent SEC filings, this company barely makes money. The had a $1.5mil+ operating loss in 2022 -- "As a result of the foregoing factors, we incurred a net loss of $1,557,246 for the year ended December 31, 2022, a significant increase compared to a net loss of $415,999 for the year ended December 31, 2021" Additionally, they also seem to be acquiring debt with interest rates >9% and nearly defaulted on the short-term loan in 2022 -- "The company entered into a Borrower Agreement with Forbix Capital Corp. (“Forbix”) on November 16, 2021. Under the terms of the agreement, the company received a $530,000 loan from Forbix, $17,895 of which was used to pay an origination fee to Forbix. The term of the loan was until May 15, 2021, at which point the loan was due for repayment. The company was required to pay 8.95% per annum in interest. The company did not repay the loan by its maturity date. On August 8, 2022, the company entered into a refinancing related to this loan with Velocity Mortgage Capital, LLC. As a result of this refinancing, the company entered into a Loan Agreement with Velocity Mortgage Capital, pursuant to which the company issued Velocity Mortgage Capital a promissory note in the total principal amount of $600,000, which accrues interest at 9.86% per annum. The $600,000 loan amount includes the payoff of the amount due under the loan due to Forbix, origination fees payable to Velocity Mortgage Capital in connection with the loan, property improvement and management, taxes, insurance, and other related costs. Monthly payments to Velocity Mortgage Capital of principal and interest on the loan commence on October 1, 2022, with full repayment due by September 1, 2052. As of December 31, 2022, the balance due on this loan was $587,177. It is still outstanding as of the date of this Offering Circular. A copy of this Loan Agreement and Promissory Note with Velocity Mortgage Capital is filed as Exhibit 6.1 to the offering statement of which this Offering Circular forms a part." For all intents and purposes, this appears to operate like a cash grab from novice/beginner retail investors as they spend most of their cashflow on further marketing. This is a huge "nope" for me. This is my personal opinion ONLY, it is up to each person to make their own determination on the viability of this company and how they disperse your investment funds.     I've been investing with CalTier since 2022 and it's been an EXCELLENT experience. EVERY payment/dividend has been paid and Customer Service inquiries have been answered promptly. Their portfolio has increased regularly and they are partnered with very strong and reputable investment firms. They have slowly increased their assets and the company has grown considerably from their beginnings. Multifamily housing is a very strong market that has only become more valuable ever since higher interest rates have kept people from buying homes. The options are limited to renting, so this will continue to benefit CalTier. I can't stop recommending them to people I know. In addition, if the worst case scenario should occur, the assets (real estate), are safer than equites or promissory notes. There's tangible assets in there. To me, it makes for a safer investment.
