A 16 page lease should be illegal. Management on sightis very poor, salary is low, no requirements for employment.Tenants get along if they never complain to management.Auto pay with no working because of bad computer systems, overcharge tenants when their system does not work. Anotherservice will be started to protect tenants, I hope.
I wish I could give less than that. What an unprofessional person he is. After postponed three times, he still made an excuse to prioritise other jobs. Waited for three weeks, clearly asked him whether he can do it or not but still he kept delaying us.NOT RELIABLE AT ALL.
The quality of leads has gone way down. I also do not like how i pay $60 for a lead that is SHARED with many other agents. I recently had a lead where the woman ONLY selected to speak to me, and her information was sent out to many other agents, including that agent that currently manages her rental that she was unhappy with! It created a very awkward situation, where I lost the lead because her other agent talked her into giving him another chance.I paid $60 for this... totally unacceptable.
I had great success with AllPropertyManagement.com until they were bought by Buidlium property management software. Then, it went from 3 companies to 5 companies that got the leads, and, some of those companies had multiple people call. So, by the time I responded to the leads, many prospects were enraged that they had been spammed by so many calls and texts.Conversion rate went from about 20% to almost 3-5%, with the cost doubling or tripling.It is a shame, because I used to really like this as a lead gen for my company.
If there was a zero star option I would choose that. We contacted All Property Management in early June and again in early August. The ONLY response was this request for a review. No info packet or phone contact. Well, at least that tells us that you are not the property management company our association is looking for.
Unfortunately for me I was not able to actually contact a single lead no matter how persistent I was. I also received several leads with bad numbers and emails. The cost would be fine if it meant being able to actually communicate with good leads. But I have not received a single good lead so at this point it seems it was a total waste of money. Maybe other markets are better but for my small market it does absolutely nothing.
Most leads are very expensive and do not lead anywhere. We rarely can even reach the lead via phone and often they are upset we've called. Sometimes the lead is not someone who has property to manage but are instead looking for property to rent for themselves. I do not think 95% are legitimate leads. I would not recommend this company for lead generation. They are usually willing to reimburse us for a poor/invalid lead but that takes time and effort. Spend your advertising dollars elsewhere.
The property was nice, but the managers are a bunch or mean old women with zero respect. If you need a place to live I would recommend anywhere but here. They expect you to do maintenance and will not work with you if you are having issues. Furthermore, if for any reason you ever have issues and need assistance with moving out or getting out of your lease, expect to be bullied and chastised for your misfortune. Bottom line is the women in that office only want to get you to sign, after that you are trash to them and they make it very apparent.
This is our second time using this service. Although we have a small market, we were told we would receive several leads a month. Unfortunately, we have yet to see a qualified lead, of the 4 contacts 1 was just shopping, 2 were looking for a rental, and one never returned phone calls, or attempts to contact. Most of the leads are not serious inquiries, just people window shopping. Difficult to follow up with interested parties as their contact information is often wrong or incomplete. Additionally, you have to compete with other agents property managers, all paying fees to APM for the same lead.
Terrible. I never got a call from anyone on the list I requested a call from. If these are the types of companies you represent, your service is the worst. I'm sure I would not be satisfied with the service from any of them.
Nice to read the articles but not much new or unknown. The "find a property manager" form is worthless. We know them all. What is needed is hard core uncensored ratings of property managers in a 25 mile radius of my zip code. Now that would be valuable. .
EVOLVE BLOCK ESTATE MANAGEMENT COMPANY - Avoid like a plague. The company has been dragging the damp issue. I had to report the external damp issue to the company shows the company was not doing the regular inspections. The damp was right outside the front part of the external building facing the main road. The damp is still not treated yet, the communication is poor but they don't like if you say you don't want to pay service charge. The keep delaying the issue and not bothered attitude and when you say that you will give external complaint then they will respond but again they don't do anything. They say they are waiting for quote and if they don't like the quote they again give it to somebody and they have been dragging the whole thing for 1 year. They did not confirm whether the Insurance company was notified. The did not confirm when there is a likelihood of completing this. My internal walls and the ceiling is soaked in water because of the external downpipe running in the balcony. The management company so far showed a blatantly disregard towards this matter.
Recently I moved a new home rental in Vernon Hills, Illinois managed by Durante and Rich Real Estate. Not only is the house lovely but as with any new home when anything needed to be repaired or replaced, this property manager was immediately there to take care of even the smallest detail. I highly recommend D&R to anyone seeking to lease a new home! You will not be disappointed with Amari and Carin who work the front office with style and efficiency second to none!Sarah W.
This is a valuable service for both property owners and property managers, great for "match-making". As a property management firm, a few suggestions: 1) 2-49 unit HOA/COA/APT is WAY too big a range. We get far to many 5-12 unit HOAs that can not afford our service and yet we are paying for those leads. 2) I'd appreciate more editorial and design capability when it comes to constructing our "page" on APM. Other than that, we're happy. The team at APM are truly AWESOME. Best and most responsive customer service people I've ever worked with.
Sometimes the leads are bogus or incomplete but they do credit us. I always reply within minutes to a request that comes in but rarely do I ever hear back from the lead. They are obviously searching for management needs but I almost never get a response to my follow ups with these potential landlord clients. A better vetting system should be in place otherwise its wasted time chasing after someone that does not respond. This is why the service is average in my mind.
Honestly, things could not be too much worse. Where the Board should be copied on communications to owners, they consistently are not (the Board has to find out from owners); follow up is at best, not timely, at worst, not at all. Responses from our PM are often delayed to the point that we have had to go to others to see if she is still employed. Issues on our To Do list are often left with no follow up; when we press for action we hear that "everyone (vendors) are all just really busy and won't get back to us", which we know is an issue but when the owners or Board reach out to the vendors we often do receive responses. To that end, it makes us question the clout of PMAC. The fact that we must ensure that To Do items from the past meeting are on the next meeting's agenda is problematic; it means that the Board are keeping track of things we are paying the PM to track. Our financials have been questioned, specifically the "Administrative" costs each month billed to us by PMAC - we do not have detailed invoices so we do not know what costs were incurred. Based on the work being done on our behalf, we are very concerned about this but have not yet received answers. All in all, this really is not working.
We love the idea of what you are trying to do, but we have had very few quality leads. We have spent hundreds of dollars for leads, and to date we have one duplex that we manage that came through your company.
