There is a news report about this company and how it, until recently, operated under the name of "Florida Beach Coast", while scamming their residents out of thousands of dollars in bogus fees. They now operate under the name "Sunbelt Pros" and officially are registered as "Sunbelt LLC". See the news report for yourself and please do not rent from this company! Since links cannot be posted here, you can find the news report by searching "florida beach coast homes sunbelt pros" in Google. A video by WKMG News 6 will come up in the results.
Luckily, I looked the company up before following through with them because, well, it sounded sketchy and it is. I decided that I would drive to the street address listed in their posting and it's LITERALLY NOT THERE. The building they have pictured in their ads doesn't exist at 26 Main Street Derby Line, VT nor 26 Main Street Derby, VT. I know 'cause I checked.
Here are the additional fees for moving in and for extra monthly expenses. Copy and past from a listing I was interested in. I took a hard pass on moving forward.-----------Moving in costs are first month rent, $2600 service charge, $650 compliance charge, and $60 portal activation. Additionally, there’s a property tax charge of $100 more than one month’s rent. Additional monthly charges include $55 for government regulations.
I just hope no one is that DESPERATE to find a rental that they actually agree to the terms they have established. Just remember even if you pay all those fees up front and monthly, these predatory types of management company NEVER give you back your deposit; they find something they can blame on you to keep your money. Please don't allow predatory management companies succeed in our community... DO NOT AGREE TO SUCH A PREDATORY AGREEMENT.
SunbeltPros.com is trying to rent out apartments in the State of Vermont, it is the same building for very few months trying to rent them out. The listing is certainly a scam where the charging fees are outrageous in the consistently rental fees are more than expected.

SCAM!SCAM!SCAM!Sunbeltpros scammed me and my children of $5000.we are now homeless and these scumbags keep doing this over and over.every 60 days they post on zillow,wich calls them a trusted landlord.i think zillow also has to be sued.
This company is the worst company to rent from on the website they show you good pictures and when I moved in is nothing like the pictures on the website. I requested the company to send someone to come fix the fridge that doesn't work I also requested to come fix the toilet and the shower because the water doesn't go down the bathroom sink is broken the door knob doesn't working the stove oven is all dirty like if someone just but food and burn the whole oven no ac. The front door doesn't close all the way the worst freaking rental company and on top of that they don't answer my request they don't give a freak of the nothing I bet their house is in a good ass condition and the people that rent the houses and apt they don't care they should come over and take a shower in the apt cuz I bet they won't

This is 100% a scam. All 65 listing on their website are real property. The name that they gave me was the same on Public Records at Sumter County. When I arrived at the every single location he offered to show me was absolutely covered in filth. Everything known to man was there but a dead body. Windows smashed in, grease, open cans of food rotting on the counters. I woukd had taken more pictures but the smell made my eyes burn, like some type of chemical was in the air, I had to run by to my car. There was so many dead bugs, household trash everywhere. Clothes toys used baby diapers, dead animals bones. Yes, I did say everything but!!! I paid for an application. It had no image on the listing. I Googled map the address and the place was falling in on itself. I had already pressed send on the application. So they got me for $74. I did not contact this person anymore. Second time was for a different place but on a different website that didn't list Sunbelt Pros as the listing agent. The asked me to on to Transunion and take a screen shot of my score. I had to sign up to do this, they inadvertently got me for $29.99. The screen shot did not have my ss info. on it. Then he asked me to download Cashapp to pay for the application. I did not send any money. I only listen to hiw he was straight lying with thus scam. The story is long and nope!!!! The police were not interested in hearing it unless i did all the work myself. But then even after that, they woukd weigh where ut deserved attention. Meanwhile people are getting scammed. I am not a social butterfly have no way of "blowing this up" or how to get this to start "tendiing on ticktock" to gain serious attention for people to catch these criminals. People are hurting for affordable housing and they are listing hope to the poor people. Who most are mentally fusabled, old and or sick. You first see a decent looking property with a price that you could afford.And then you start reading.All adults must complete a $78 application. Okay, that's normal. But usually there are more than one adult, so double that at least.And of course, if you are not approved, you just lost that money.They say that they absolutely love animals BUT There's a monthly pet charge of $30/month per pet and a one-time per pet charge of $250.So if you are lucky enough to have more than one pet, say you have 2 small dogs, it will be a pet charge of 500 dollars and 60 dollarsadded to the monthly rent.mandatory monthly charges include $55 tenant management and $20 portal access. Portal access is pretty much just a way that you can do things like requestmaintenence. I guess you can't call them, maybe? (sketch) Other monthly charges that apply to this home include $45 appliance rentals, (what kind of a landlord rents you an apartment without any appliances? $50 for not paying with automatic ACH payments, which means that if you can't or don't want to pay it online, you have no choice and they are also going to charge you for doing so. $100 per month for not getting tenant insurance, $53 for septic and $99 for Internet. I have been under the impression that your water bill includes septic, but maybe I'm wrong. I know that I pay for it that way where I'm living now.99 dollars for internet? What?So if you loosely add that up in your brain, it's a lot of money tacked onto the rent every month.Thanks, but no thanks.At the very end, it says Home details and pictures on this site are offered for illustrative purposes only. Pictures may not be accurate or show current condition of home. Home details and condition may vary. Potential tenant should verify condition of home and all information before applying. All rentals are in as-is condition.As is condition? Does that mean that it's not painted or cleaned? As is? What? And why wouldn't you have accurate photographs of a place that you are advertising.Is it legal to do all of this?In most states, it's not the landlord's responsibility to furnish a tenant with any appliances. Which in my mind is crazy. It's not like I carry around a stove and refrigerator in my back pocket, you know?Landlords can require tenants to carry renters insurance as long as it is specified in the lease and required of all tenants who live in the rental property. However, requiring tenants to pay up front, outside of base rent, for renters insurance purchased by the landlord on their behalf is a clear legal violation and could carry severe penalties1.I'm sad to say that yes, landlords can charge pet fees up to two times the amount of rent in florida. Sometimes you get it back when labeled as a pet deposit or if it is a pet fee, you don't see that money again. They can also hit you up for the added rent. One loophole that I have found are emotion support animals. If your pet is your bestfriend that you can't live without, check into the requirements of having your dog or cat labeled as an ESA, or emotion support animal. My dog is, and I coudn't live without him.So the theoretic total of the house for rent: rent is 900.00. Two adult application fees: 156.00 nonrefundable,two small dogs 500.00 non refundable fee, and 60.00 a month added onto the 900.00 which so far is 960.00.Their rental of appliances are 45.00 per month. Hopfully it's not per appliance and includes at least a working stove and refrigerator. So now the rent is 1,05.00. Add on the 100.00 for not having renters insurance. The rent is now 1,105.00. But wait! Add on the inflated charge of 99.00 for basic internet. The rent is now 1,204.00. Add 53.00 for septic. But wait, now the rent is 1257.00. Add that 50.00 for their automatic withdrawal of rent, and now your rent is 1307.00. Just to have portal access, you can tack on another 20.00. The rent is now 1327.00. But wait, there's nore! Remember deposits? You'll need to have first, last, and also a security deposit equal to the total rent.The rent is still pretty cheap after all of that, but would you trust your landlord? I'd be looking over my shoulder during my entire lease. Thanks. But no, thanks.So all of that being said, please be sure to read the fine print.
We needed to move out of our house in a hurry so we didn't have time to really look in Orlando Florida it is hard to find a house it is so overcrowded here so we found that one at 4035 Farrow Street Orlando Florida on the site and the lease it said it had Wi-Fi refrigerator and stove but I have my own so I didn't either anyway they said the house had been remodeled and because we have been so busy working and packing and getting ready to move we just went ahead and gave them the money for it and went up the picture on the site we go over there there's no box with the key in it we transferred our lights over there and the house was horrible the washer and dryer hookup was outside the house the hot water heater was outside the house nothing covering either of them no backyard high grass looked on the inside and it was tiles in the kitchen floor lifted up. Holes in walls it was just horrible and they charged us a lot of money to move in there get ready to move in there there's no key left there for us or nothing now they won't answer the phone or text or anything
