I rent through American Ave, which i believe is an umbrella company of SFR3 (because the SFR3 logo is on the bottom of the website and my house is owned by them) and this is just ridiculous. Took them months to get out to my house to fix damage from hurricane Helene, as well they send utility bills whenever they want and they never explain anything its just all automated. My rent due at the beginning of the year had utility bills attached to it dating back to september and october. Wouldnt recommend renting from these people.
SFR3 is a scumbag company. I believe SFR3 intentionally moves drug-addicted, hooker-loving, noise-blasting tenants into some of its homes in order to clear out neighborhoods and buy houses cheaply. Of course SFR3 gets all kinds of tax breaks and subsidies for its “affordable” housing. And now, reading the reviews, I see that SFR3 doesn’t even pay contractors and it torments respectable tenants. What a hateful company. SFR3 has an enemy in Toledo.Edit: 10/13/2024: Really, SFR3? Your oppression-screaming tenant in Toledo has set up his stereo in the yard—your property—to blast violently racist and misogynist music on a gorgeous Saturday morning? The presumably woke California frat-boy CEOs of SFR3 must be so proud.
I rent from this company and they are an absolute nightmare. I can not wait for karma to hit every single individual involved in this company. They have no contact number to speak to anyone after the move in process. Basement overflowed with sewage water due to severe storms and had no way of contacting the landlord on the lease. All inquires must be done via email to which they never respond. They are scam artist and I can't wait until it all comes falling down.
It all began two weeks after we moved in around the beginning part of April. Plumbing started backing up in the house to where we had to go stay in a hotel and live with family members for a couple of months. Then water started rushing behind the toilet because of a broken pipe that also brought in sewer flies into the house and a horrible smell that made us want to vomit.Feces and tissue also started backing up outside causing a swarm of flies the back to the point they were getting inside the house after feeding on feces. They finally came out and fixed it in October but now the smell is coming back which got our rooms smelling horrible the kitchen sink is backing up, tub draining slow and when you flush the toilet it sounds like it's gonna come up through the bathroom sink. I am trying to move because me and my kids can longer live in these conditions. This company sucks and do not care about there residents. I love the house but the problems it come with is not worth it. This sewer smell is making me sick and it's not easy to just up and move 🤦🏾‍♀️ Also the hotels they tried putting us in was trashy. I'm paying you all this rent but you can't put us into a decent hotel.

Buyers beware - if you see them as the seller of a property - run, run away fast. They are a LLC in New York buying up properties in Pennsylvania, doing below par renovations and making thousands of dollars. Any realtor that represents this seller should be held responsible for the breech of contract. Worst buying experience ever. They promised to do repairs required by the home inspector (written into the contract) and a contractor never showed up. They just didn't care at all how much time and money you have already put into purchasing the home. They ended up give us a very small credit rather than repair leaving us to do the work.
Cut corners, hack renovation jobs which they try to cover up and don’t disclose. All work is extremely unprofessional and no one manages the contractors on the ground to ensure good, proper work is being done. Will cost you tons in the long run…buyer beware. Feels like a really big scam job quite frankly as they are buying and remodeling so many homes in the area. And costs the buyer so much in out of pocket repairs in the long run due to horrible, faulty and mismanaged renovations. Would love to hear from others who have bought from them and their experiences.
Terrible company, they are currently in the process of strong arming one of my neighbors out of their house. They are fully up to date on rent and yet they have been served a letter from an attorney representing SFR3 stating that SFR3 Properties LLC is choosing to end their lease early and demands they are out within 13 days, in the middle of their lease. This is both highly illegal, and just plain cruel. Even month to month renters (without a stipulated end date in their lease) are required by law to be provided a minimum of 60 days notice.
Homes for the working American family you say? Cut corners, clean vs replace ie: poor plumbing, electrical, cover moisture riddled drywall vs replace ( mold, health and safety issues). They charge top dollar for garbage!!!! Unrealistic budgets because they bought a boat load of homes in 2020 and LET THEM SIT! Worst thing you can do to a house is leave it unattended for multiple years. Tech company that has no business in Real Estate! Revolving door! People leave solid careers for their very generous salary but average employment is 3 months. Don’t fall for the sales pitch!!! Old Harvard money playing with the, American working family’s, for their own gain. Call any municipality in the Detroit area, SFR3 isn’t received well due to length of violations and permit issues. No HR or accounting dept for a 3 billion RE fund? The well will run dry.
They own a home next door to my home (which i own). They hire local low-life types to do work at all hours of the day and night...coming onto our property, using profanity, and name calling when we ask them to be respectful of our property. There is no property manager available for us to speak with and we are left to manage the conflict with no regard or respect. They are the ruin of respectful home ownership. We have lived here for 20 years and since the house next door was purchsed by SFR3 our peace has been ruined.
I live right next door to one of their properties. It has been full of squatters since August of 2023. I have written them so many times now about this and they don't care. They weren't very good even when they actually had renters in this house, the reason the family broke their lease is because the owner never came out to fix anything. My advice to anyone who is looking for a place to steer clear of this deadbeat company.
As a License contractor here in Michigan, if you are looking to work with SFR3 as a license fully insured contractor don't, because they will only offer you a handy dandy man type of pay, they will tell you to have two guys in a truck go out and do the work for $2000 a day, ie: chuck in a truck, there is no way in this market to make a profit with their price point. I talked with them today and knew right away this was not a right fit for my company, because we pay our crews very well, we pull permits for jobs, they don't, the reviews you see and read about their company is true, it is not worth losing your builders license over. We turned them down. I will be in contact with state of Michigan AG office on this matter. Thanks.
Corporate slumlords. It's a bunch of sketchy young rich guys that buy up homes and muck with the housing market. Then they bottom-dollar renovate the home with illegal contract5ors and rent it out or sell it. They hurt people. They hurt my family.
Harvard silver spoon kids and their friends getting contractors to flip houses for them. Will cut corners, will hide asbestos without abatement. Not good people.
Horrible and unprofessional. Bought a home from them in Dec 2021 this was my first home. They lied during the buying process saying all work permits for renovations had been completed. After closing, I found all of their work orders were left open and they had been chased by the city for permits for years. Had to chase them down to close out permits. Delayed moving in by 4 months after they had committed to complete permit requirements in 1 month!! Kept pushing out with very poor communication. After living in the house for less than 5 months, the bathroom started leaking badly into the kitchen, only to find out they completely hacked the bathroom reno…using completely wrong parts/valves and none of the plumbing is done properly or up to code after cutting open the wall. The plumber was SHOCKED at the hack job done. Not sure how they were able to have the plumbing permit closed with the city. None of which is not covered in the warranty. They do a lipstick job..and that’s it. Do not recommend purchasing from them… their cheap renovations will cost you a ton in the long run.
Bought a house from them in late 2021. Already had home warranty calls and found stuff behind walls that they covered up. Terrible company that will hire the cheapest contractors and they will cut corners everywhere to save every nickel and dime. Don’t buy a house from them!!
My lease was to start today. However was told we could move in on Friday maybe. Will not give me any details as to why we can not move in per contract. There is no phone number to actually speak to someone. You have to send emails and then still no answer.
High Turn Over and Unethical practices. From the start the sales pitch at this company sounded too good to be true, but I gave it ago to see what it was like. Training should have been a zoom call, but what SFR3 wants is to milk you for your contacts. The average life span for a Renovations Manager is 3 months, I trained with 35 people and within 3 months there were only two of us left and I resigned.Pricing is extremely low and you will spend most of your time looking for new vendors who usually move on after the first job. Pricing is at least 5 years out of date. the big bonuses you're promised are impossible to make and SFR3 expects you spend your own money to make things right on things that are missed, minor things but your money none the less. Like the guy said below corners are cut, this is a hobby for rich people to get other people to flip houses for them. The pay for PM’s is below entry level and not good enough given the work there is to do. You will not be respected or treated fairly. The "empowerment" they pitch is a marketing tool that never materializes. They regularly solicit employees to leave positive employee reviews, and nepotism was a concern from the get go that did not improve. SFR3 expects you to burn bridges with your own contractors to help them make a profit, at the same time offering no job security, and an environment where unqualified people are given positions of authority in the field who will try to bully you into doing just that. Mold and asbestos are regularly painted over, that together with pricing so low that your GC might not make a profit, make sfr3 an unethical place that is unworthy of the caliber of people they aim to recruit. If you value your integrity keep looking, SFR3 is not for you.
In my opinion they do not pay their contractors, avoid
I do not recommend anyone to work for this company they are slow paying and they want top notch work but wanna pay crack head prices I did 2 full remodels for them and I’m still waiting on my money from 3 months ago there management team is crap but they do have some nice and cool properties manager but it seems like they fire all the property managers once the property is completely done so they won’t have to pay SFR3 IS A SCAM
